House prices rise 12% in November, more homes change hands

House prices in the Netherlands continue to rise and in November were up nearly 12% on a year ago, according to new figures from national statistics agency CBS.

The CBS figures, which reflect the completed sales of existing properties, put the month on month increase at 0.9%.

House prices in the Netherlands have been rising steadily since June 2023 and are now 8.4% higher than they were in July 2022, the previous house price peak.

Land registry office Kadaster recorded nearly 18,000 transactions in November, which is up almost 18% on a year ago. In the first 11 months of this year, 182,634 homes changed hands, up 12% on the same period in 2023 and slightly up on the year as a whole.

The figures are based on completed transactions and lag behind those compiled by estate agents’ organisation NVM, which cover 70% of the market. The NVM will publish its next quarterly figures in January.
