In Pekela you can pick up a home for under €200,000
House prices fell by an average of €12,000 last year, compared with 2022, taking the average price to €416,000, according to new research by the land registry office Kadaster and the CBS statistics agency.
It was the first annual drop since 2013, and short-lived. House prices have been rising again since last summer.
Three local authority areas again had an average price of over €1 million – Bloemendaal, Blaricum and Laren but in Pekela, Kerkrade and Heerlen a home would cost on average less than €250,000. In Pekela, for example, a semi-detached brick family home of 86 m2 is currently on the market for under €200,000.
Of the big cities, the price drop was greatest in Amsterdam. House prices in the capital fell by an average of €53,000 to €621,000, but are now rising again. In The Hague prices fell by an average of €40,000 and in Rotterdam €15,000.
The annual figures again emphasis the regional divide. Eight of the 10 most expensive places to buy are in Noord-Holland, while five of the 10 cheapest are in Groningen and four in Limburg.
