Tenants who rent out their homes to tourists using services like Airbnb run a very real risk of being evicted, according to Amsterdam’s Parool newspaper.

A recent court case in the city, brought against a tenant by a private landlord, ordered the tenant to be evicted from his home.

The court said that renting the property out to tourists on a commercial basis is the same as sub-letting, which is banned in almost all tenancy agreements.

Complaints

The landlord had gone to court because of complaints from the neighbours about noisy tourists.

The city council’s rules for approving Airbnb lets state expressly that social housing tenants may not do it at all, and people living in non-rent-controlled properties must have the permission of their landlords.

Some 7,000 Amsterdam addresses are offered for rent via Airbnb.
